Hamilton-Wenham Regional High School Roof Replacement Project


Quick Facts
The High School roof is well past the age of its usable life, and water is infiltrating the building, damaging ceiling tiles and putting classroom equipment at risk. The cost of this project totals $10,296,345, of which up to $4,269,681 is reimbursable by the Massachusetts School Building Authority (MSBA). This project also allows us to better insulate the building, saving on energy costs. Additionally, we'll have the opportunity to replace a rooftop HVAC unit that is no longer functional. (The cost of the HVAC unit purchase will be offset by a $144,518.00 grant from the State Department of Energy Resources.)

Why are we replacing the high school roof?
The roof is 29 years old. For many years, the HS roof has been consistently leaking. We have spent between 20 and 40 thousand dollars per year to repair leaks.
Why is this so expensive?
Materials, the moving of HVAC equipment on the roof, engineering, disposal of old materials, and prevailing wage all contribute to making this project more expensive per square foot than a typical residential roof.
Did the District compare quotes for the work?
After the design reaches the 60% stage, two things occur: an independent estimate is completed to ensure projections are in line with comparable projects, and then the Owner's Project Manager advertises for proposals.
Is the override because of the HS roof? How are they related?
No, the override is specific to the school district's budget that includes money for Operations and debt.
What about the middle school roof?
Won't that need a replacement soon? The MS roof will be eligible to bid for an MSBA project starting in 2027 and is currently in good shape.
